

Village of Suamico Town Center Plan

OMNNI Associates worked closely with the Village of Suamico to develop a detailed plan for a “Town Center” around the USH 41/141 and CTH B exit. The plan was to establish a successful mixed-development area encompassing four distinct themes. The themes build upon existing development patterns, natural features, and market considerations.
Historic Hamlet: Takes advantage of the Suamico River by establishing a pedestrian boardwalk along the river that provides access to adjacent business. Recommended uses include: restaurants, food-for-the-home establishments (i.e. bread stores, wine stores, etc), craft and bookstores.
Northwoods Development: The area’s most striking feature is its dense forest coverage lining both sides of Veterans Avenue providing a “northwoods” feel. As a planned unit development, the area will support a blend of professional offices and residential units.
Velp Corridor: Given the immediate proximity of residential development on the west side of Velp Avenue, it is critical that uses in this area be considered low impact uses, with a character and appearance harmonious with the adjacent residential uses.
Highway & Community Service: Given the strong influence of the highway as a market force for auto-oriented businesses like gas stations, fast food restaurants, and convenience stores, the Village should encourage additional development of this nature at this location.
Town of Richfield Walkable Hamlet Ordinance,
Washington County, Wisconsin
OMNNI Associates completed a “Smart Growth” Comprehensive Plan for the Town of Richfield, nestled in the beautiful hills of the Kettle Moraine in southeast Wisconsin. A central implementation recommendation of the Comprehensive Plan was the development of a Walkable Hamlet Ordinance. This ordinance pulls together principles of planned unit development, form-based zoning, and traditional neighborhood design to provide a new zoning district for the Town of Richfield. The district applies to areas along the STH 175 corridor that were developed at the turn of the century. The district seeks to revitalize these older areas and replicate the compact development patterns in adjacent areas to establish walkable mixed use nodes of activity in Richfield.
