Town of Mukwa
Land Division/Subdivision Ordinance,
Waupaca County, Wisconsin

Following completion of the comprehensive plan process, Mukwa hired OMNNI to aid in implementing the adopted Comprehensive Plan. Mukwa is in the process of developing its draft first Land Division/Subdivision Ordinance. The ordinance encourages the development of conservation subdivisions through an innovative twenty-percent density bonus. Developers who agree to plat conservation subdivisions will be granted the right to include 20% more lots than what they would be allowed under conventional subdivision regulations. In return, conservation subdivision in Mukwa will permanently preserve a minimum of 40% of the gross tract area.

Town of Oconto Falls
Land Division/Subdivision Ordinance

OMNNI completed a Comprehensive Plan for the Town of Oconto Falls in 2004. Oconto Falls is located in central Oconto County just west of the USH 41 corridor, twenty minutes north of Green Bay. During the comprehensive planning process, the Town expressed a desire to adopt its own subdivision ordinance to protect open space and farmland and more effectively address current and future residential development pressure in the community.

The Land Division/Subdivision Ordinance encouraged conservation design principles through the use of a density bonus. Although the ordinance allows for conventional subdivision designs, developers who agree to develop conservation subdivisions will be granted a 10% bonus in the number of lots that may be included in their plat submittals. In return, the Town will be able to preserve in perpetuity a minimum of 40% of the open space within each future subdivision thereby ensuring that Oconto Falls retains its rural character for future generations.
